Please don't bother. I've never had such a disappointing stay. Stains everywhere, rubbish all outside, Park View?...where? You need 2 keys to be able to use the toilet, one for the room and one for toilet. No shower gel or soap... or shampoo. I gave up trying to fill the kettle as I'd already managed to lock myself out the room when I tried use the shower. One towel only. To be honest I only needed somewhere to sleep for one night...... Thank heavens. The owners of this Residence are playing at being a hotel..... it's not a B&B.... if there was food I didnt get offered any. Only go here if its the last possible place going and don't book on the day and get a discounted price. Doors that dont close.... stained walls....bathrooms you have to hunt for....some are hidden in the fire escape. Like I said I only used this place for one night and I've a list of complaints. Go somewhere else. Forgot to mention the young lady at the desk......she is worth 5 stars...... very helpful and tried to make up for a useless boss.

The staff at this hotel are great and very helpful. It's very basic certainly a nice clean place to rest your head. In terms of location if you don't have your own transport it's one bus from Manchester station. My room 311 was small but very clean with a big bathroom. The wardrobe only had one coat hanger, which if I was staying more than one night would have been a bit of a pain. There is complementary tea, coffee and water, which is a good touch and free WiFi which is worth 5*. The only reason I gave 4* is that, quite surprisingly, the hall lights are not motion sensors so they were on 24/7. That being said, I would still 100% stay there again

Very friendly welcome. Detailed information about the accommodation and the card system for the doors. EZ room (203) is clean except for the closet (thick layer of dust). The bathroom should be cleaned a bit more on the tiles and joints in the shower. Unfortunately, there is only one towel. Room service every two days. 30 euros per night is ok, but not more. Also not pleasing the clairaudience and the street noise. Shocks from the street are transmitted to the building.
Footpath to Victoria Station about 25 minutes. To Piccadilly station about 50 minutes. Bushslestelle on site, line 59.

Best for budget, I well try may come back here, however room quality are different.

30min walk to center
Clean room
Room window open for air
Friendly stuff
Quietness, sleep well

Rooms are not same standard
Toilet in 403 has no vent at all.
No refrigerator
No near grocery or coffee shop
No left/elevators
One access card per room

The price was amazing. the next cheapest hotel was exactly double price. Thats why 4 star.

All in all a nice place, NOT outstandingly clean or spacious, staff is friendly and helpful but reception is barely attended at any time we visited it. Found some mold in the shower and the shower cabin itself is so small it's almost claustrophobic... Location is rarely near to Manchester town centre (5 min by car, 15 min by bus or about 30 minutes walking). Good value for money but nothing to be excited about.

The room is basic. Cleaning is ok. Our bathroom needed some repairs. No frills. Check-in after 3pm unless you pay £10 for early check-in & check-out by 10:30am. No luggage room where you can place safe your belongings & no staff in the reception in the morning.
We decided to take our suitcases with us to Piccadilly train station and pay for a locker.
TV channels were mixed up and not tuned.

really bad location in the middle of really rundown estate. Although it is only 10 mins walk down to centre. room we stayed was without Windows... feels really dark. Staff was helpful and friendly but there is not 24/7 reception. No restaurants around for breakfast or dinner so you need to go down to centre 10 mins away. There is also no parking apart from road parking which doesnt feel secure at all.

Unsatisfactory. Poor location in what appears to be a red light district. Rooms are dirty and smell of cannabis. No heating. No hot water. Single glazed windows so you hear everything on the streets. Asked the staff to check out the heating. Promised they would and didn't bother coming! Avoid this place if you want anything above a 1 star!

Absolutely recommend this hotel, so welcoming, me and my partner left an item in the hotel room once we left, a very well loved item so I phoned the hotel and they had it sent over to my house on first class delivery free of charge, they went above and beyond and we are so thankful, definitely will be going back

Facilities good for the price but terrible service. Booked three rooms and phoned 3 days prior to staying to confirm booking. Arriving on the day to find only two rooms booked. Receptionist was uncooperative in resolving the situation, despite having proof of all booking confirmations and payments.

So disappointing, surrounding area not inviting and very small cell like room. People staying above were so loud in the corridors and their room the walls so thin it was as if they were in our room. Room clean and bed comfortable but was too expensive for what you receive.

They've spent some money in the past it's time for a refurbishment it's looking tired .Maybe monitor the clientele in future n stop the riff raff or impose heavy penelties for missuse or stupidity. It has potential and room was clean but tired!

The only reason i'm giving 2 stars is because the reception staff were very helpful.
This place isn't what it says it is, nothing like the photos. Very noisy and basic in a rough area. I wouldn't stay here again.

Unfortunately, we stayed in a room with no window and it was really warm inside there. They did provide a fan which made it better but still, make sure you get a room with a window. Otherwise, it's hard to breathe.

Room had biscuit wrappers under the heater, shower had no hot water to use, and staff were asleep in reception on the seats provided. TV had 6 channels working and WiFi kept going off.\\r

Staff are friendly and helpful. The rooms are a bit small, but nicely decorated with great shower rooms. You can't go wrong for the price, would definitely stay here again

Room is very small, cheap hotels, twenty-three km from the city, the attitude in general, wins the cheap. It is a regular hotel, but given the choice not to come here.

Very basic. Room smelt strongly of smoke. Was comfortable, could have been cleaner. Cheap. Everything worked. If you only want somewhere basic to sleep not bad.

Was great for the price, looked nice and had comfy beds. Only down side was that it was a 40 minute walk to the city centre and the bathroom smelt funny.

Very basic. My room was very dusty and bothered my chest. My friends room smelt bad.... Not the most comfortable beds. Other than that it was fine...

Very basic hotel, room was clean and staff were friendly and helpful. No lift in the building and has four floors which could be difficult for some.

Clean, nice & spacious rooms. Good beds & great value for money. Bathrooms are a little small but the value outweighs this negative by far.

Clean room, had tea/coffee making facilities and bottle of water in the room. Receptionist was friendly and helpful and would stay here again

Passable. Damp on walls in bathroom. No notice about a fire alarm test at 06:40. Receptionist was friendly. No parking only on side roads.

Lovely rooms, modern decor. Good place to stay for a single night, I wouldn't recommend staying any longer due to it being room only.

Not far from Manchester city centre. Easy access to buses. A few too many stairs for me to get to my room but otherwise not too bad
